Real estate prices rise for 30%, four of Pristina's most expensive neighbourhoods

Real estate prices, such as many prices of other products and services, have increased markedly. This seems to be the result of inflation, rising the price of building materials. According to Burim Halil, a real estate salesman, the rise is 25 to 30 percent compared with past years, but along with the price, quality has increased.
Halili said the most expensive neighbourhoods currently in Pristina are that of Payton, Lakzira, Mujaharets and Arberia neighborhoods.
Today we are all aware that we live in a time of inflation, and we generally have 15 percent to 20 percent of all things, and one of the highest rates is the price of real estate.
If we make a comparison now with the past, the price hikes are approximately 25 percent to 30 percent of the square meter from past to now”, Halili told EO.
We have the nearest neighborhood of Payton, Lakrish, muhaven's neighborhood and Arberia”.
He has said that with the price, construction quality has increased.
“Prices are the result of inflation and the establishment of construction materials in terms of raising high quality construction, even low ones. Recently we have an extraordinary rise, minimally more than 50%.
But, the quality of construction has increased, the sʹka object, which is more than 6 floors and does not offer 2 elevators minimally. Then they have built the quality of the park, the quality of the elevators, the ventilation facades, and the quality of the construction. If we draw a comparison between the construction we have today that is also being built on construction that we had 7 or 8 years ago is extremely high quality”.
However, according to Halil, there is still room for improvement in quality.

And even according to architect Arsim Rapuka, the quality of construction has increased, but the price has also increased.
“As far as quality is concerned, year after year, it has come up, whether quality of construction, general projects, quality checks and supervisors of all procedures linking to a qualitative construction”.
He has said he still needs improvements, while citing engineering licenses as very important.
In the previous years, the state has been in formation, and there has been maguei, there have been construction without much permission but these problems have gradually been addressed. There is work to be a satisfying state, the building law first needs some changes, and then even the license of engineers should start”.
The ministry has already made a decision in the assembly, and the formation of engineers' ods has been approved, and engineering license is expected to begin”.
Among other things, he told EO, that competition is what increases quality and keeps prices under control so that it doesn't increase dramatically.
I believe that here in Pristina, especially the value of real estate, is growing steadily, and quality always goes up. That's also because of competition, not just because of the price of real estate, because competition raised the quality”.
“The price increase because prices have now increased globally, not only in our country, perhaps even the cause of the war in Ukraine. The great competition also forces you to price less than high”.
On the other hand, Rapuka also spoke of constructions that must be a conflict of seismic risk maps.
The “in terms of earthquakes in general in Europe where the seismic risk map must be careful to make sure that the construction comes to a complete map of seismic risk and other parameters of the” standards.
