Buying a residence in Pristina has become a challenge for many families. The capital's suburbs prices total around 1,400 euros per square metre, while at the vicinity of the centre at over 2 thousand and 800 euros.
The Mati-1 neighbourhood, according to the builders, remains one of the most wanted areas for residential residence.
Currently, a square meter in this neighbourhood is about 1,100 -1,400 euros.
Statistics Agency data points to an increase of 4.3% of housing property prices in Pristina in the third quarter of 2025, compared to the same period of the year before.
Owners of construction companies say the demand for housing purchases is high, as they also show the reasons why prices have been raised.
We are selling 1,250 euros currently. I'm hoping we can reach this price even though it's not easy, as construction prices are moving up to 20-30%. The workforce is unstable because there is a shortage. Even when there was a shortage, we were forced to make it standard for the European Union. The landowners' percentages are the first element we're forced to raise prices. This area has reached 42% to search for landowners”, Arif Dermish, owner of the company, said.
Other prices are warned that housing prices can be raised in the coming months.
I'm afraid prices will rise unfortunately from yesterday, only the Iran war has raised the concrete price for 8-9 euros in cubes. Electricity materials have reached 40% growth”, Dermish added.
Economist recognitions say that due to the diaspora's major demands to buy real estate in Kosovo, prices are being held high.
For Kosovo families, the trend of price hikes is creating difficulties. Here we have an effect from the diaspora. The diaspora are the biggest buyers. We've seen reports of foreign remittances and investments, where we have a housing purchase trend. This leads to higher demands. The highest demand affects price hikes”, economics professor Fidan Qerimi said.
As the prices for housing in Pristina are estimated to be high, builders say the demand for residence in Fushe Kosovo has increased. Even in this municipality in recent years, however, housing prices have been raised.
